June Market Report

I hope that you had a wonderful 4^th of July! June saw many of the same trends that prior months have seen in regards to the number of sales, the number of homes currently available on the market, and the number of homes coming on to the market.

· SOLD listings increased 16.3% YTD and decreased 23.7% compared to June 2014

· ACTIVE listings decreased 2.3% YTD and are down 13% compared to last June.

· NEW listings are down 7.1% YTD and decreased 15.7% compared to June of 2014

So, what does this mean? Inventory (the absorption rate) is down to a very low level. 5.48. When supply goes down, demand increases and prices rise. I anticipate this trend to continue into July as PENDING listings are up 22.5% this month compared to last June, which is a good indicator suggesting that SOLD listings for the month of July will be higher than last July. The hot weather and perspective interest rate rise will be factors which may offset major price increases but that remains to be seen.
