This month’s Local Lookout features a new park built by the Washington County Water Conservancy District. Red Hills Desert Garden. Overlooking the downtown St George area, the south and west mountains, and all the way east to Zion, many are attracted to the park to watch sunsets, fireworks, and the city lights after dark. The park was built by the WCWCD to highlight the beautiful plants in the area that are drought tolerant and require much less water.

 

The park features a wide array of cacti, agave, sage, and other natural and foreign desert plants. It also has a water feature running through the park and a mini slot canyon that meanders through the different plant exhibits. If you are wondering when the best time to see the park is, it’s right now! That’s because the many of the plants are in bloom and if you go soon, you can see something that only happens once a year.

 

Spring in the desert is certainly something to behold and the only suggestion I have to make the park more enjoyable it to bring a Larsen’s Frozen Custard to the park with you. From I-15 and St George Blvd. take a right on 1100 E. and a left on Red Hills Parkway. The park is on your right about a mile up the road.

February Housing Market Report

Good afternoon and happy Monday to you! It is the first part of the month and you know what that means. It is time to do the numbers. Historically, February is a very active month for new listings hitting the market because sellers know that is when people come to town for the Parade of Homes, the warm weather, or any number of events taking place. February kicks off the busy season here in St George and this February was no different.

 

We saw 636 listings hit our MLS in February which was slightly higher than February of 2015 and MUCH higher than the previous 3 months. This surge in listings along with a surge in new construction has also bumped up inventory levels a bit. According to the Department of Workforce Services, residential permits for the county are up 10% year to date which will help account for the leveling off of our average sale price. Although the inventory levels are still low, (22% lower than last year at this time) we are moving closer to a balanced market which should further stabilize prices.

Brian Head Winter Edition

 

For this month’s Local Lookout, I would like to feature Brian Head, Utah. Although this town is only a 1.5 hour drive northeast of St George, it’s an entirely different world. At 10,000 feet, expect it to be about 30 degrees colder than St George and this time of year, expect several feet of snow on the ground.

Brian Head is popular in the winter months for skiing, snowmobiling, ice fishing, snow shoeing, and of course, sledding! Anyone looking to get a change of scenery for the weekend and wanting to enjoy a winter wonderland without having to drive all the way to Salt Lake City should be sure to give Brian Head a shot.

.

The ski resort has recently replaced the Giant Steps lift with a high speed quad making skiing all the more enjoyable. It also features a tubing hill for those who prefer tubes to skis. Snowmobile rentals are available through local shops if you feel like getting away from the 'crowds' and into the wilderness which surrounds town. 

Snowshoeing and cross country skiing are also popular activities and can be done in many areas around Brian Head and Cedar Breaks National Monument. 

The town of Brian Head is small but features a variety of lodging and dining options year round at much more attractive rates than its competitors in the Park City area. Reservations are not an issue most of the time but if you are up there on the weekend, it’s still a good idea. 

 So if for some silly reason you are tired of sunshine and dry weather, give Brian Head a shot because chances are high that snow will be in the forecast! One of the things that I love most about the area is that you can be in a blizzard in the morning and enjoy 60 degrees and sun that afternoon without much of a drive. January Housing Market Report

Good evening and happy Monday to you! It is the first part of the month and you know what that means. It’s time to do the numbers.

 

January showed a slowdown in sales typical of decreased buyer activity during the holiday season. Although the average list price increased by 10% from January of last year, the average sale price actually decreased marginally. This means that although asking prices are still increasing, demand for homes in more affordable ranges is still the highest ($250,000 and under) and inventory in that range is tight and becoming tighter resulting in fewer overall sales.

 

Don’t worry, I have some good news for buyers too. Homes sold to list ratio dropped from a high 96.5% in November to 94.5% in January meaning that on average, sellers are dropping their prices a little more in order to get their homes sold. Average days on market also increased from a low in September of 78 days to 97 days on market in January.

The Local Lookout- January

The Local Lookout

-Zen Trail-

For January’s Local Lookout, I am very excited to talk about my all-time favorite trail in the city. Zen Trail. Located on the west side of the city, ½ mile to the west of Green Valley Spa, Zen trail is about 6 miles long and gains roughly 1000 feet in elevation. 

From the bottom of the valley, it is a long, gradual climb to the top of the anticline. Very unique and massive rock structures surround the trail near the top which look completely different than the typical St George red rock. If you like red rock, do not be deterred. From the top of the hill, you can see vast distances in every direction to include Zion, Kolob, Snow Canyon, and the city of St George. Some of the best views in the area can be enjoyed from the top.

 

This is a challenging ride or hike but can easily be cut short with an out and back versus doing the entire loop. For more information about the trail or other fun things to do in the area, please don’t hesitate to call or email me. 2015 Housing Market Report

Good afternoon and Happy Friday. I hope that you had a fantastic New Year and my best to you and yours in 2016!!! It is the first part of the month and you know what that means. It’s time to do the numbers.

 

Although all of the numbers for 2015 are not in from various data agencies, 2015 was a great year for the housing market both locally and nationally. Here is a rundown of some important numbers for Washington County:

                                                                          

Absorption Rate (inventory in months)                     16.52% DECREASE from 2014

Average Sale Price                                                    3.56% INCREASE from 2014         

Sold Listings                                                            15.4% INCREASE from 2014

New Listings                                                            4.7% DECREASE from 2014

 

A rise in sales and a reduction in new listings sharply diminished the amount of inventory on the market and helped to push prices up. Although prices increased, they did so at a stable rate.

 

Looking at 2016, the variables that will affect supply and demand will be rising interest rates, new housing developments, and increased prices among others. See the full report below and please let me know if you have questions about the these numbers or a specific area within the market.

Zion Canyon Offseason

 

This month’s Local Lookout features a place that is visited by tourists from all over the world. Zion Canyon is one of the most popular National Parks in the country but in the winter months, it is practically deserted which makes it one of the best times to enjoy it.

 

 

My wife Katy and I decided to have a staycation for her birthday and take advantage of the park which just received a fresh coat of snow this past week. Snow rarely makes its way to the canyon floor and when it does, it adds its own special touch to an already special place by intensifying the red, white, and tan colors of the rocks.

 

 

We enjoyed several of the many hikes that you can access from the bottom of the canyon which we normally avoid because of the sheer numbers of people trying to appreciate the parks beauty. Although we had to wear a jacket, the hikes were still very comfortable and much more enjoyable void of the crowds.

 

 Our room at the Desert Pearl was booked at a discounted rate because of the decreased demand and was within earshot of the Virgin River. We had views of Zion Canyon beyond the river from the over-sized balcony and we were literally the only guests in the entire building.

 Anyone looking to experience the Canyon in a different way should definitely take advantage of the decreased visitation during December, January, and February. At those times, you are able to drive your car through the entire canyon which is usually only accessible by shuttle and you will get a better idea of what the Canyon was like before it became such a destination.

November Market Report

Hello and I hope that your weekend was enjoyable. It is the first part of the month and you know what that means. It’s time to do the numbers!

 

November was another strong month in the local residential market which will help finish out a fantastic year overall. New listings on the market compared to November 2014 were almost the same which helped to stabilize our inventory a bit. Although the absorption rate still fell, it did so less sharply.

 

Some big national news also made headlines. Following a very strong jobs report, the FED has finally decided that a modest rate increase is something that the market can bare and many expect this rate change to be announced before the end of the month. This increase will affect the buying power of buyers obtaining loans and I anticipate demand to increase for homes in lower price points because of this rate hike.

 

If you do not live in the St George area, perhaps you have not seen one of the many housing projects or commercial projects happening locally. The most notable are the large grocery complexes being built in Santa Clara and Washington and the housing projects in Washington and St George.  Developers and businesses alike are noticing the improved market conditions and committing to large capital investments in the area which is a GREAT thing for the city and its residents.

The Local Lookout

Snow Canyon State Park

 

This Local Lookout features a very place special to me - Snow Canyon State Park. One of the reasons Snow Canyon is so great is because it is where my wife Katy and I were married. The reason we picked this outdoor paradise is because of its sheer beauty, its close proximity to town, and because it is so much less crowded than Zion Canyon. Bordering the west side of Ivins and only a 15 minute drive from downtown St George, Snow Canyon epitomizes the beauty of the red desert we live in.

The canyon offers hiking, road biking, camping, bouldering, canyoneering, horseback riding, and even a couple small lava tube caves to explore! The main entrance is at the bottom of the canyon in Ivins and the road winds up the canyon gaining substantial elevation until it terminates at SR-18.

 

Even if you never get out of the car, the canyon is worth the drive and the $10 entrance fee. If you do get out of the car (which you should!) I recommend checking out the lava tubes or walking in the dune fields. My other recommendation is to head north on SR-18 from the top of the canyon and make the 10 minute drive to Veyo for lunch at the world famous Veyo Pies!

 

Regardless of the amount of time you have, Snow Canyon State Park is a fantastic experience. Going near sunrise or sunset will offer some of the best views and going on the weekdays will help you avoid the crowds. October Market Report

Good morning and HAPPY FRIDAY! It is the first week of the month and you know what that means. It is time to do the numbers. Another strong month to start Quarter 4 as our inventory level dipped even lower to 5.1 which is the lowest it has been all year. Surprisingly, SOLD listings dropped this month by 11% most of which was in the $350,000 and below market. This could mark the beginning of our seasonal slowdown for the holidays or may just be a hiccup for the month in an otherwise strong sales year.

 

Average sale price year to date compared to last year                                  - Up 4.41

Absorption rate (Inventory Level) year to date compared to last year           - Down 14.71%

Sold listings year to date compared to last year                                            - Up 16.4%

 

What does this mean for you? Buyers may have slowed down a bit for the holidays but demand is still high and homes are selling quickly when they are priced correctly.
