Although temps are still HOT, we are officially into Fall! Since the 3rd quarter has come and gone, you know what that means- it's time to do the numbers. 

 

Notable Numbers 

 

• Median Sale Price                  UP 4.17% year over year
• Total # Of Sales                      DOWN 18% year over year
• Average Days On Market       DOWN 2.41% year over year- 81 days

 

Because of the sharp increase in interest rates in the last 45 days, pending (under contract) and sold listings have slowed considerably, especially in the last 2 weeks.  

 

Inventory levels (absorption rate) are still in balanced market territory trending towards a buyers market. Currently, we have 5.73 months of inventory, which is flat compared to this time last year
